The Premises shall be used solely as a private residence for the named Tenants. Quiet hours are observed between 10:00 PM and 8:00 AM in accordance with building rules and NYC Noise Code.
Tenant is granted shared, non-exclusive access to the common rooftop terrace during published hours (7:00 AM – 11:00 PM). Grilling permitted in designated areas only. Access is revocable for rule violations.
Landlord shall maintain all major systems including HVAC, plumbing, and electrical. Tenant is responsible for routine upkeep, light bulbs, and damages beyond ordinary wear and tear.
No structural alterations, painting, or fixture modifications without prior written consent. Subletting or assignment requires Landlord approval pursuant to NY Real Property Law §226-b.
Tenant is permitted up to two (2) domesticated animals (cats or dogs under 50 lbs) subject to registration with Landlord, current vaccinations, and a refundable pet deposit. Tenant assumes full liability for any pet-related damages or disturbances.
By signing below, the parties acknowledge they have read, understood, and agree to be bound by all terms set forth in this Residential Lease Agreement, including any addenda referenced herein.
