The meeting was called to order at 7:04 PM by Board President Margaret Chen, with a quorum duly established. Forty-seven of sixty-four units were represented either in person or by proxy. Minutes from the prior session were reviewed and approved unanimously.
Three sealed bids were opened and reviewed by the Facilities Committee. Aqua Heritage Pools was selected over competing submissions on the strength of references, a ten-year surface warranty, and a scheduled completion window of February 28, 2025. Funds will draw from the Capital Reserve.
Effective November 1, guest parking will be limited to seventy-two consecutive hours, and each unit will be issued two permanent decals with one digital guest pass per month. Overnight commercial vehicle parking remains prohibited. Signage updates are scheduled for October 25.
The Social Committee presented a proposal for the December 14 resident gathering in the clubhouse. The approved budget covers catering for one hundred and twenty guests, live acoustic music, seasonal décor, and a children's activity corner. RSVPs will open November 10 via the resident portal.
Following a competitive RFP process, a three-year agreement was executed with Green Horizon Landscape Co., commencing November 1. Scope includes weekly turf maintenance, quarterly shrub pruning, seasonal mulching, and an expanded native-plant installation along the riverfront path.
