This Residential Lease Agreement (the “Agreement”) sets out the complete terms under which the Landlord rents the home described below to the Tenant — the term, the rent, the deposit, and how we will look after the place together.
A two-bedroom, one-bath craftsman bungalow of approximately 1,180 square feet, with a fenced backyard, front porch, finished basement, and one off-street parking space in the detached garage. Rented fully unfurnished, with refrigerator, range, and washer/dryer included.
The Landlord rents to the Tenant the Premises at 1428 Hazelwood Avenue, Portland, OR 97214, to be used solely as a private residence for the Tenant and the occupants named in this Agreement. No part of the Premises may be used for any business that brings customers, employees, or commercial traffic to the home. The Tenant will keep the home and yard in good order and will not disturb the quiet enjoyment of the neighbors.
This Agreement begins on September 1, 2026 and ends on August 31, 2027, a fixed term of twelve (12) months. The Landlord will deliver possession with the home clean, the utilities ready for transfer, and keys provided on the start date. If the Tenant stays on after the term with the Landlord’s consent, the tenancy continues month-to-month on these same terms until either party gives proper written notice.
Rent is $2,800.00 per month, due on the 1st and considered late after the 5th. A late charge of $50.00 applies to rent received after the grace period. Rent is paid by bank transfer or check to the Landlord; a partial payment does not waive any remaining balance. The first month’s rent and the security deposit are due at signing, as set out below.
The Landlord holds the $2,800.00 deposit against unpaid rent and any damage beyond normal wear. The deposit may not be applied by the Tenant as last month’s rent. Within 31 days of move-out, the Landlord will return the deposit, with interest where required, together with an itemized statement of any lawful deductions.

The Landlord may enter to inspect, make repairs, or show the home after giving the Tenant at least 24 hours’ notice, except in a genuine emergency, when the Landlord may enter at once to protect the Premises or its occupants. Routine entry happens during reasonable daytime hours, and the Landlord will respect the Tenant’s schedule and privacy whenever possible.
If rent is unpaid or a term of this Agreement is broken and not cured within the time allowed by law after written notice, the Landlord may pursue the remedies available under applicable law, including recovery of unpaid rent, reasonable costs, and possession of the Premises. The Landlord must likewise keep the Premises habitable; if a required repair is not made after written notice, the Tenant may pursue the remedies the law provides.
At the end of the term this Agreement may renew by written agreement, or continue month-to-month if both parties allow it, with 30 days’ written notice required to end a month-to-month tenancy. If the Tenant leaves before the term ends, the Tenant remains responsible for rent until the home is re-rented or the term expires, whichever comes first, and the Landlord will make reasonable efforts to re-rent. The Tenant returns the home in the condition received, less normal wear.
This Agreement is the entire understanding between the parties and replaces any prior promise. If a clause is found unenforceable, the rest stays in force. It is governed by the laws of the State of Oregon. Notices are given in writing to the addresses on the first page. This Agreement may be signed in counterparts and electronic signatures are valid; the Landlord’s failure to enforce a term once is not a waiver of it later. Any change must be in writing and signed by both parties.
Executed as of August 18, 2026. By signing below, the Landlord and the Tenant agree to every term of this Agreement and confirm they have read it in full and received a complete copy.
