Dear Ms. Tavener,

Pursuant to Section 14.2 of the Commercial Lease Agreement executed between Ridgeline Holdings, LLC and Halden & Crow Studio on August 1, 2021, please accept this letter as formal written notice of our intent to terminate our tenancy at the premises referenced below. This notice is delivered in accordance with the ninety (90) day written notification requirement set forth in the agreement.

We have sincerely appreciated our four years at the Grand Avenue property. The decision to relocate follows a period of significant team growth that now requires a substantially larger footprint than the current suite can accommodate.

Premises & Condition

The leased premises are identified as Suite 2B, approximately 3,420 rentable square feet located at 1812 Grand Avenue, 2nd Floor, Oakland, California 94612. We commit to returning the space in broom-clean condition, with all tenant-installed signage removed, minor wall repairs completed, and professional carpet cleaning performed prior to the final walk-through. All base-building systems, fixtures, and improvements granted to the landlord under the lease will remain in place.

Return Requested
We respectfully request the return of the security deposit originally paid upon lease execution, less any documented deductions permitted under Section 9 of the agreement. Please remit via ACH transfer to the account on file within thirty (30) days of the move-out date, accompanied by an itemized statement of any deductions.

Walk-Through Scheduling

We would like to coordinate a joint move-out inspection during the final week of July. This will allow both parties to document the condition of the premises and agree on any outstanding matters before the return of keys. Please confirm one of the following windows, or propose an alternative that works for your schedule:
