Triple-Net (NNN) Terms
In addition to base rent, Tenant shall be responsible for its proportionate share of: (a) real property taxes and assessments, (b) property insurance premiums, and (c) common area maintenance (CAM) charges, including but not limited to landscaping, snow removal, parking lot maintenance, and shared utility costs. Tenant's proportionate share is calculated at the ratio of leased square footage to total building square footage.
1. Lease Commencement & Term
The lease commences on and expires on , unless earlier terminated in accordance with this Agreement.
2. Improvements & Alterations
Tenant shall not make structural alterations without prior written consent. Landlord shall deliver the premises in broom-clean condition with all building systems in working order.
3. Insurance Requirements
Tenant shall maintain commercial general liability insurance with minimum coverage of $1,000,000 per occurrence and name Landlord as additional insured.
4. Default & Remedies
Failure to pay rent within 10 days of the due date constitutes a default. Landlord may pursue any remedies available under applicable law.
5. Assignment & Subletting
Tenant shall not assign this Lease or sublet any portion of the premises without prior written consent of the Landlord, which shall not be unreasonably withheld.
