The premises shall be used exclusively as a private residence for the Tenant and authorized occupants listed above. No part of the premises shall be used for commercial purposes without prior written consent of the Landlord.

Tenant is responsible for all utilities including electricity, gas, water, sewer, trash, internet, and cable unless otherwise specified. Landlord is responsible for: N/A.

Tenant shall maintain the premises in clean and habitable condition. Tenant shall promptly notify Landlord of any needed repairs. Landlord shall be responsible for structural repairs and major systems maintenance.

No pets are permitted without prior written consent of the Landlord. If permitted, a pet deposit of the agreed amount shall be required.

Either party may terminate this lease at the end of the term by providing written notice at least 30 days prior to the expiration date. Early termination by Tenant requires 60 days written notice and payment of an early termination fee equal to one month's rent.

This agreement shall be governed by the laws of Oregon.
