This Sublease Agreement (the “Sublease”) sets out the terms under which the Sublessor sublets the apartment described below to the Sublessee for a fixed interim term — the dates, the rent, the deposit, and the obligations both carry under the underlying Master Lease, which remains in full effect with the Landlord’s written consent attached.

The Sublessor sublets to the Sublessee the Premises at {{ property_address_2 }} for a fixed term beginning {{ start_date }} and ending {{ end_date }}. The Sublessee takes possession on the start date and will surrender the Premises on the end date. This term falls entirely within the term of the Master Lease, and nothing in this Sublease may extend the Sublessee’s occupancy beyond it. The Premises are to be used solely as a private residence for the Sublessee.
This Sublease is made subject to the Master Lease dated {{ master_lease_date_2 }} between the Sublessor and Landlord {{ landlord_2 }}. The Sublease takes effect only upon the Landlord’s written consent, which is attached as the Landlord’s Consent to Sublease on the execution sheet. The Sublessee acknowledges receiving a copy of the Master Lease. If the Master Lease ends or is terminated for any reason during the sublease term, this Sublease ends on the same date.
Sublease rent is {{ monthly_rent_2 }} per month, due on the 1st and considered late after the 5th. A late charge of {{ late_fee }} applies to rent received after the grace period. Rent is paid by bank transfer to the Sublessor, who remains responsible for paying the Landlord under the Master Lease. The first month’s rent and the security deposit are due at signing, as set out below.
The Sublessor holds the {{ deposit_2 }} deposit against unpaid sublease rent and any damage beyond normal wear to the Premises or the furnishings. The deposit may not be applied by the Sublessee as last month’s rent. Within {{ deposit_return_days }} of move-out, and after the Sublessor confirms the Premises against the attached condition schedule, the Sublessor will return the deposit with an itemized statement of any lawful deductions.
The Sublessee is bound by every obligation of the tenant under the Master Lease for the sublease term, as if named in it — including its rules on use, conduct, alterations, and care of the building. The terms below restate the duties that apply day to day; where this Sublease is silent, the Master Lease governs.

The Sublessee agrees to the following, all consistent with the Master Lease:
Nothing in this Sublease releases the Sublessor from the Master Lease: the Sublessor remains fully liable to the Landlord for rent and for the condition of the Premises throughout the term. The Sublessor may enter to inspect or address an issue after giving the Sublessee at least {{ entry_notice }} notice, except in a genuine emergency. The Landlord retains every right of entry it holds under the Master Lease.
If sublease rent is unpaid, or a term of this Sublease or the Master Lease is broken and not cured within the time allowed by law after written notice, the Sublessor may pursue the remedies available under applicable law, including recovery of unpaid rent, reasonable costs, and possession of the Premises. Because the Sublessor stays liable to the Landlord, a breach by the Sublessee that places the Master Lease at risk is treated as a material default of this Sublease.
This Sublease ends on {{ end_date_2 }} without need for further notice. The Sublessee will vacate and return the Premises and all furnishings in the condition received, less normal wear, with all keys returned to the Sublessor. There is no holdover and no automatic renewal; any continued occupancy requires a new written agreement and the Landlord’s consent. If the Sublessee leaves early, the Sublessee remains responsible for sublease rent through the end of the term or until the Sublessor re-sublets, whichever comes first.
This Sublease, together with the Master Lease and the attached consent, is the entire understanding between the parties and replaces any prior promise. If a clause is found unenforceable, the rest stays in force. It is governed by the laws of the State of {{ governing_state }} and remains subordinate to the Master Lease. Notices are given in writing to the addresses on the first page. This Sublease may be signed in counterparts and electronic signatures are valid; any change must be in writing and signed by both parties.
Executed as of {{ exec_date }}. By signing below, the Sublessor and the Sublessee agree to every term of this Sublease, confirm they have read it in full, and acknowledge receiving a complete copy of both this Sublease and the Master Lease.
A home looked after while its tenant is away — returned in good order, on the date agreed.
